In Mumbai and Navi Mumbai, a Jodi flat ("jodi" means pair) is two adjoining flats on the same floor bought together and joined into one larger home. A "1+1 Jodi" combines two 1 BHK flats, a "2+2 Jodi" two 2 BHK flats, and so on. Some developers now offer Jodi options in the brochure itself, with a ready-made combined layout.
Why buyers choose a Jodi
- More space for the money: two smaller flats are often priced lower per sq ft than one large flat in the same project, or a large flat isn't available at all.
- Flexibility: a joint family can live together but keep two kitchens, or later separate the flats again.
- Two units on paper: some owners keep the option of selling or renting one half later.
How the purchase works
You usually sign two agreements for sale (one for each flat, each with its own RERA carpet area), or one agreement that lists both flats. Stamp duty and registration are charged on the total value either way, so a Jodi does not save stamp duty. Ask the developer whether the combined layout is part of the sanctioned plan, or whether the wall between the flats will be opened only after possession.
Approvals for joining the flats
Removing or opening a wall between two flats can need permission:
- from the developer (before possession) and later the housing society,
- and, where the change affects the structure or the sanctioned plan, from the planning authority (CIDCO, NMMC, PMC and so on).
Never cut through a structural wall or column. In Mivan (aluminium-formwork) buildings almost every wall is structural, so the Jodi layout must be designed in from the start. Get a structural engineer's opinion in writing.
Running costs
- Maintenance is charged on both flats' areas.
- Electricity: you may have one or two meters; a single combined connection usually needs an application.
- Parking: check how many parking spaces come with the two flats.
Home loans and resale
Banks usually treat a Jodi as two properties in one transaction and can fund both, but tell the bank upfront, because the valuation and documents cover two units. At resale, a combined home appeals to fewer, larger-budget buyers; being able to split it back into two flats can widen the market.
Checklist before you book a Jodi
- The RERA carpet area of each flat, and the combined usable area.
- Whether the combined layout is in the sanctioned plan, in writing.
- Which walls can be removed, confirmed by the developer's structural engineer.
- Total cost: both flats, stamp duty, registration, GST, parking and maintenance. Stamp duty and registration in Navi Mumbai
