Every new project in Maharashtra must be registered with MahaRERA. Here's how to look one up in five minutes, scan its QR code, and what to read: completion date, approvals, progress reports and complaints.

Every real estate project in Maharashtra with more than 500 sq m of land or more than eight apartments must be registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) before it is advertised or sold. The registration page is the most reliable public record of a project, and it is free to read.

Step 1: Find the registration number or QR code

Since 1 August 2023 MahaRERA requires every advertisement of a registered project to show its registration number and a QR code that opens the project's MahaRERA page. On our website, every listing shows its MahaRERA number and QR code on the property page.

Step 2: Open the project page

  1. Go to maharera.maharashtra.gov.in and open the search for registered projects, or simply scan the QR code with your phone camera.
  2. Search by the registration number (for example P52000045699).
  3. Open the project's details.

Step 3: Read these sections

  • Promoter details: who the developer is and their other registered projects.
  • Proposed completion date and any extensions. A date that has been moved several times is a warning sign.
  • Approvals: the sanctioned plans and the Commencement Certificate (CC). What a CC and OC are
  • Apartment summary: unit types with their RERA carpet area and how many are booked. What carpet area means
  • Quarterly progress reports: the developer's architect, engineer and chartered accountant file updates on construction progress and money spent. Compare the progress with what you see on site.
  • Litigation and complaints: cases against the project or the promoter.

Step 4: Check the agent too

Real estate agents must also be registered with MahaRERA. Ask for the agent's registration number and look it up the same way. (Ours is shown at the bottom of every page.)

Red flags

  • The project is advertised without a registration number or QR code.
  • The flat type or carpet area you are offered isn't in the registration.
  • The completion date has been extended repeatedly, or quarterly reports have stopped.
  • You are asked to pay more than 10% of the price before signing a registered agreement for sale.

If a developer breaks the rules, buyers can file a complaint with MahaRERA online. Keep copies of every payment receipt and the registered agreement.

Questions buyers ask

How do I check if a project is RERA registered in Maharashtra?

Search the project's registration number on maharera.maharashtra.gov.in, or scan the MahaRERA QR code that every advertisement must show since 1 August 2023. The project page lists the promoter, completion date, approvals, unit types and progress reports.

What should I look at on a project's MahaRERA page?

The proposed completion date and any extensions, the approvals (sanctioned plan and CC), the carpet area of each unit type, the quarterly progress reports, and any litigation or complaints.

Can a builder take a booking amount before registering the agreement?

Under RERA, a promoter cannot take more than 10% of the cost of the flat as an advance or application fee without first signing a registered agreement for sale.
